PROGRAM

 

Specific space requirements for the site are available in an Excel file that was emailed out to the studio members.

The following are notes and suggestions from meetings with the Field's and Jay.  Please add other notes you may have.

24 to 26 homes

  • small square footages (800-1600)
  • elderly and ADA compliant on some houses
  • clusters and double story options
  • one home includes a doctors office and a garage and easily accessible parking for patients
  • passive solar design 

Parking

  • 1-1 1/2 spaces per unit
  • parking at some house for handicapped and elderly

Common House

  • Kitchen - dishwashing station with commercial dishwasher and sink.  a low counter area for seated work or wheelchair. dishes located on a cart instead of in cabinets?
  • dining room - keep in mind accoustics.  solar orientation with late afternoon and evening use in mind.
  • laundry
  • social space
  • guest rooms
  • kid's room
  • library / multi purpose room
  • office
  • bathrooms
  • storage
  • entry/gathering with mail boxes

Gardens/ crops / exterior

  • courtyard

  • keep most trees - especially large pine in NW corner
  • maintain as much as possible the landscaping around existing house
  • garden shed by community garden
  • lease option on the NE corner existing field with house for farmer

Field's farm

  • goat barn - 10'x24' with 25'x25' yard
  • tractor barn - 24'x24' two story
  • walk-in cooler - 12x16
  • vegetable wash station located by the cooler - 12x24 concrete slab with drain and water supply
  • irrigation pond 30' diameter approx - can be used for swimming as well
  • irrigation system
  • compost area - 12x12 concrete pad
  • green houses similar to existing/ or existing 

Sustainability possibilities

  • collection of grey water and use for irrigation
  • solar hotwater
  • PV panels
  • carports with storage and PV or water collection above

Other Considerations

  • buffer to street
  • individual vs cluster vs CH for group actions such as laundry, bathing, eating, etc.
  • sight lines to mountains
  • sight lines to common house from street and from dwellings
  • small footprint of developed areas
  • flexibility of homes over time as residents/families change
  • easy access (and views) from houses to common areas/house
  • noise buffer from Pettigrew

Fire Code - this needs to be investigated

  • all structures within 150ft from a fire hydrant
  • 20ft clearance for fire truck movement

    There were three categories between the cards:

Human to Human

     BUDGET -   Jim comments: over budget and behind schedule

                                           $1+ million for infrastructure

                                           $ 2-3 million for land

                   Jay comments: $1.2 million for development

                                           $150/ sqft for houses

    FINANCE- Jim comments: not able/ willing to use leverage

                                            land to pay for infrastructure

    FUNCTIONALITY VS AESTHETICS -   Jim comments: work best together, has to function well, aesthetics best if it looks like it was there forever

    PERSONALIZATION - Jim comments: influence what the place will look like into the future

    COMMUNITY - Jim comments: activities to build community

                                                  once a week meals or more
